On May 20th, Governor Polis signed into law HB19-1118 which changes the cure period for lease violations.
If you're a landlord, take note!
The new law changes the cure period from 3 days to 10 days. There is also an option for small owners (5 or fewer single family homes) to “opt out” of the 10 day requirement for their rentals, but it only shortens the notice to 5 days. To opt out your lease agreement and/or renewals must contain specific language advising the tenant that the ten-day notice period required pursuant to the new statute does not apply to the lease.
