What is a Property Survey?

What is a Property Survey?

A detailed inspection and measurement of your property

  • defining the boundaries, structures, and features
  • ensuring you know exactly what you own

Improvement Location Certificate

In Colorado, most land transactions close with an ILC to identify improvements relative to boundary lines.

The ILC helps disclose important facts about the property for title insurance companies, lenders, buyers, and investors.

It reveals any potential encroachments, providing valuable information at a relatively low cost.

Improvement Survey Plat

ISP is a monumented land survey showing structures, utilities, fences, and other features within five feet of parcel boundaries, as well as any encroachments or conflicting boundary evidence.

It also includes easements, underground utilities, and tunnels with properly recorded evidence, offering comprehensive information about the property.

Boundary Survey

Determines the exact property lines and corners of a parcel of land. Could be helpful when:

  • changing landscaping, planting trees
  • building additions, sheds and fences

ALTA / ACSM Land Title Surveys

Encompasses nearly all aspects of land surveying and provides homeowners with the highest level of detail and assurance, supporting legal, financial, and planning needs.

Elevation Survey

Confirms a property’s position relative to local flood-prone areas. It determines the potential flood risk and the extent to which a property may be affected.

As-Built Survey

Conducted post-construction, confirms property compliance, regulatory adherence, and accurate documentation for future reference and planning.
